In the real world, a wall might be 250mm thick, and whether you calculate to the inside face, the outside face, or the midpoint of that wall matters enormously for compliance. A single-line drawing can’t answer that question. We’ve seen valuation reports where GIA and NIA were calculated from the same hand sketch and didn’t reconcile. The valuer had applied wall thickness differently in each calculation without realising it. Compliance adds another layer of complexity. RICS, IPMS, ANSI, and PCA standards each prescribe different rules for what gets included and excluded from area calculations. Staircases, voids, columns, bay windows, low headroom spaces — each standard handles these differently. A valuer working across both residential and commercial properties might need to apply different rules on the same day. Expecting anyone to remember every inclusion and exclusion rule for every standard, for every building element, while also measuring accurately, is unrealistic.

The On-Site Reality: Why Flexibility Matters

Every valuer works differently. Some start measuring from the front of the building, others from the rear. Some prefer to sketch the exterior first and then work through the interior, while others draw room-by-room as they move through the property. On some sites, access constraints force a specific order — you might need to measure the detached garage before you can access the main residence, or you might need to sketch part of a commercial building and then return later when a tenant is available.

A rigid floor plan app that forces a specific drawing sequence creates friction. It makes the tool feel like an obstacle rather than an assistant.

In many valuation workflows, the on-site sketch gets handed to someone else — an assistant who redraws it for the report, or a checking authority who needs to verify the calculations. A real estate floor plan might show total internal area as a single number. How Room Naming Drives Automatic Compliance

One of the most important design decisions we made with Scribe was making area calculation automatic rather than manual. The valuer’s job is to draw the building accurately and name each space correctly. Scribe handles the calculation logic.

The room naming convention isn’t arbitrary — it’s the mechanism that determines what gets included in each area type. Name a space “Common Kitchen” in a multi-tenanted commercial profile, and Scribe knows to exclude it from NIA. Name it “Kitchen” in a residential profile, and it’s included. The valuer doesn’t need to remember the rule or apply it manually. The profile configuration handles it consistently across every sketch.

This approach also means that when standards are updated — as they periodically are — the changes can be made at the profile level rather than requiring every valuer to learn new rules. Update the profile once, and every subsequent sketch automatically applies the updated standard.

Calculation Mode provides an important safety valve. Sometimes a property has a non-standard condition that the profile doesn’t anticipate — perhaps a client plans to convert an attic space, or a void that would normally be excluded is actually usable. Calculation Mode lets the valuer override the automatic calculation for that specific property without changing the underlying profile. It’s transparent, documented in the audit trail, and preserves the integrity of the standard for every other sketch.
